This building is located in one of Dublin’s finest residential areas between Herbert Park and the River Dodder, approximately one mile from Grafton Street. This outstanding property combines the perfect location with architecturally distinctive buildings.

The property enjoys an almost country setting yet is very near Trinity College, the excellent shopping at St. Stephen's Green and Grafton Street, the Merrion Centre and Blackrock.

Beautiful Herbert Park, 32 acres of trees and water, is literally on the doorstep. This is still the city, but the park makes it seem almost rural. Located on the 6th floor of a large modern building, the flat overlooks the 32-acre park and its lake.

Enter a small hallway from which you can see all of the rooms. The living/dining room is small, but very nice. The furniture is contemporary, colorful, sophisticated. The predominant color is yellow. Lighting is excellent and prints and other artistic touches are interesting and attractive. The working fireplace adds a cozy touch. A French door opens to a small, south- facing balcony that overlooks gorgeous Herbert Park.

The round glass-topped coffee table, near the kitchen, seats 4. The compact, grey and white kitchen has a hob, oven, washer/dryer, refrigerator, dishwasher, microwave and a counter for eating. The kitchen accessories have been chosen with care.

The bedroom has a double bed with under-bed storage. The furniture is very nice. The white tiled bathroom has a tub with shower-over-tub.
This is a charming Dublin flat, the perfect pied-a-terre.

The property is located near the Herbert Park Hotel and Mary Mac’s Pub which has a lively Sunday music scene.
