This gorgeous estate is nestled in the foothills of the North Pennines, one of 40 classified areas of outstanding natural beauty in England and Wales.  It is set in walled gardens with an arched garden gate.  The grounds include an archery lawn, vegetable gardens, a Victorian castle folly, stables and bicycle storage.  The 20 acres of forest include a small tributary of the River Eden.

This historic property was recorded during the reign of Edward II (1307-27) when it was owned by John de Denum.  It passed into the Adam Pavining family during the reign of Richard II.  The tower was extended in the 17th century.  The house, modernized in the 18th century, contains a number of fascinating features: a priest hole, an enormous inglenook fireplace and doorways through old fireplaces.

The house is gracious, beautiful, enormous.  It is the quintessential English country manor house.

Enter into a grand hall, beyond which lies the exquisite drawing room with its fine antiques and art, comfortable furniture, large fireplace and views to the beautiful gardens.

The oak-panelled library has a fireplace, red upholstered furniture, fine fabrics and many personal touches.

The huge beamed dining room seats 18.  It has an enormous fireplace salvaged from a local castle, oak floors, windows with deep sills and the aura of times gone by.

The family room, more casual than the drawing room, has a gas fire and a television and video player.  The adjacent playroom also has a television and video player.   French doors open onto a sandstone terrace that has a built-in barbecue.

The large kitchen is a dream.  It has oak parquet floors, hand-crafted oak cabinetry, a 4-oven Aga stove, a conventional oven, a gas hob, a dishwasher, washer, dryer, refrigerator, freezer, microwave and a center island.  It looks out on the herb garden.  There is an adjacent larder, a utility room, a boot room, a back bathroom.<>

There is an additional guest powder room on the main floor.

All of the bedrooms are furnished with fine antiques.

Up one level, the luxurious en suite master bedroom has a king bed and dressing area.  Its bathroom has a large built-in shower and a cast iron roll top tub.

The master bedroom is connected to the Jacobean Room with has twin beds and antique furniture.   This bedroom has direct access to the external back stairway that leads down to the herb garden.

The Chinese Empire Room has a double bed, antique furniture, excellent storage.  It has a hand basin.

The Edwardian bedroom has a double bed and antique furniture and en suite bathroom with a shower and a separate tub.

The vast Regency bedroom has an antique canopied double 4-poster bed.  The en suite bathroom has a shower and a separate tub.

The Georgian Room has twin beds, antiques and a fireplace.  The Georgian room adjoins the Regency Room.

The French Regency bedroom has a double bed and excellent antiques.  The en suite bathroom has a tub.

Up another level is the Victorian bedroom, which has a mahogany double 4-poster bed, fine antiques and a fireplace.  The en suite bathroom has a tub.

There are two additional bedrooms, one with a double bed and one with twin beds.  These two bedrooms share a hallway bathroom that has a shower.
There is a billiards room with a full-size table and a fireplace.


Melmerby Village is in the Eden Valley, 12 miles from Ullswater and 9 miles from the historic market town of Penrith. There are many outstanding walking areas along the edge of the River Eden.  One of England’s largest Druidic stone circles, Long Meg and her Daughters, is nearby.  Melmerby Village is unusual in that, despite its small size, it contains two Egon Ronay award-winning restaurants, the Shepherd's Inn Pub and the Village Bakery. There is also a post office, tea shop and art gallery.

Baby-sitting and catering are available by arrangement.  Shooting can be arranged with prior notice, as can fishing along the River Eden.  Croquet equipment is available.  The property is close to the new coast-to-coast Cumbrian cycle route.  Guest privacy will be respected at all times.  Sorry, the property does not accept dogs.  This is a no-smoking property.

This is a self-contained, nicely refurbished 17th Century cottage adjacent to Melmerby Hall.

Enter into a small hallway.  Beyond that is the eat-in kitchen that has  beautiful woods, granite counter tops and a terra cotta floor.

he charming dining room has a large window overlooking the grounds, beautiful fabrics, pine dresser and a round table that seats 4.


The sitting room is picture-perfect.  Done in traditional English cottage style, it has a large inglenook fireplace with a wood stove insert, stone-framed mullion windows, lovely fabrics and rugs, antique country furniture, comfortable upholstered seating, a beamed ceiling.

The bedrooms are upstairs.  One bedroom has an antique double bed, red walls, comfortable furniture, a beamed ceiling.  The en suite bathroom has a shower.   The second bedroom has twin beds, antique furniture and comfortable seating.  The en suite bathroom has a tub.

There is a connecting passage with a lockable door between Melmerby Hall and Stag Cottage.  The cottage has a private garden with a sandstone patio and built-in barbecue.

The cottage can be rented with the house or separately.   Cottage guests have full access to the Hall’s 20 acres of woods.  Fishing can be arranged.  Bicycles are available.  Dinner Delivery service and baby-sitting are available at an additional cost.  Sorry, this property does not accept dogs.  This is a no-smoking property.
